Wainscoting is decorative panelling on the lower part of a wall, or sometimes the full wall. It gives a plain room shape and texture without major renovation work, which is why it has become one of the most requested finishes in Malaysian condos and terrace houses. Our painting team installs and finishes it in one job.
Popular wainscoting styles
Picture frame moulding
Thin mouldings fixed in rectangles directly onto the wall, then painted the same colour as the wall. It’s the lightest and most affordable style, and it suits bedrooms and dining areas.
Raised or flat panels
Full boards with a frame around each panel. This gives a more solid, traditional look and works well in living rooms and along staircases.
Board and batten
Vertical battens over flat boards, often with a top rail. It reads as modern farmhouse and suits feature walls in kids’ rooms or entryways.
Full-height feature walls
Panelling from floor to ceiling behind a bed or TV. Pair it with hidden LED strips or a slim TV cabinet for a clean finish.
How high should wainscoting be?
A traditional height is about one third of the wall, roughly 90 to 100 cm on a standard Malaysian ceiling. For a more modern look, go two thirds high or full height. Avoid splitting the wall exactly in half, which tends to make rooms look shorter.
Colour ideas
- White on white: panels and wall in the same white for a subtle, hotel-style look.
- Earth tone colours: sage, clay or greige panels with a lighter wall above.
- Dark lower, light upper: navy or charcoal panels hide scuffs in hallways.
Materials and finishes
Most wall moulding is PU (polyurethane) or PS foam, which is light, doesn’t rot and is easy to cut. MDF panels are used for full boards. In bathrooms or near the wet kitchen, use PU or PVC, not MDF, because MDF swells in humid areas. Finish with a washable emulsion or 2K paint.
What it costs
Cost depends on the style, the wall length and the finish. Picture frame moulding on one bedroom wall is a small job. A full-height panelled living room is closer to a carpentry project. If you’re combining panelling with built-ins, see our custom cabinetry service so both are designed together.
Is wainscoting worth it?
For condo owners who can’t change the layout, wainscoting is one of the best value upgrades available: it changes the character of a room in a few days and protects walls from chairs and bags. If you’re repainting anyway, read how often to repaint your house and plan both together.
