Frequently asked questions

Straight answers to the questions homeowners ask us most about renovating in Malaysia.

Do I need a permit for house renovations in Malaysia?

Painting, tiling, built-in carpentry and like-for-like repairs usually don’t need council approval. Structural work does: extensions, new or removed walls, roof changes, car porch extensions and anything that changes the building’s footprint. Condos and other strata homes also need approval from the management office. Our team prepares the drawings and handles the submission for you.

How often should I repaint my house interior and exterior?

In Malaysia’s heat and rain, most exterior walls need repainting every 4 to 6 years and interior walls every 5 to 7 years. Kitchens, children’s rooms and walls facing the afternoon sun usually need attention sooner.

What is included in M&E services?

M&E stands for mechanical and electrical. For homes this covers wiring and rewiring, distribution boards, power and lighting points, aircond installation and servicing, water heaters, ventilation fans and the plumbing that connects them.

What materials do you use for custom cabinets and wardrobes?

We mostly build with marine-grade or moisture-resistant plywood and melamine boards, with laminate, 2K paint or veneer finishes. For wet kitchens we recommend aluminium carcasses because they don’t swell or attract termites. We’ll show you samples at the consultation.

How much does a house renovation cost in Malaysia?

It depends on the size of your home, the scope of work and the materials you choose. A repaint is a very different budget from a kitchen extension. We give you an itemised quote after a free site visit, so you can adjust the scope before committing.

Do you provide a warranty?

Yes. We provide a written workmanship warranty, and manufacturer warranties apply to fittings, hardware and appliances.

Which areas do you serve?

We work with homeowners and businesses across Malaysia. Contact us with your location and we’ll confirm availability.

Can you work in a condo with management restrictions?

Yes. We prepare the renovation forms, follow working-hour rules and protect common areas such as lifts and corridors.

How do I choose the best paint colours for different rooms?

Use calmer neutrals and earth tones in bedrooms, lighter warm whites in small rooms to make them feel larger, and washable finishes in kitchens and kids’ rooms. Always test a sample on your wall and look at it in daylight and at night.

How long does a full house renovation take?

Cosmetic renovations such as paint and carpentry typically take 2 to 6 weeks. Projects with extensions take longer, mainly because of approval time and construction.
