House extensions & renovation in Malaysia

More room without moving house. We design, get approval for and build kitchen, bedroom and car porch extensions for landed homes.

Rear kitchen extension under construction at a Malaysian terrace house

Most landed homes in Malaysia have space to grow at the back or the front. An extension is structural work, so it needs proper drawings and approval from your local council before work starts. We prepare those for you through our architectural drawings service, then build the extension with the same team.

Terrace house extensions

The most common terrace house renovation is a rear kitchen extension that turns the back yard into a dry kitchen plus a wet kitchen. We also extend upper floors over the kitchen to add a bedroom. Terrace houses share party walls, so we plan the foundation and roof flashing to protect your neighbour’s property as well as yours.

Single-storey and double-storey houses

For a single-storey house, extensions are usually at ground level and simpler to approve. A double-storey house extension may need a structural engineer to check the existing columns and beams before we add load. We include that check in the drawings stage so there are no surprises mid-build.

Car porch extensions

Extending a car porch roof or widening the porch slab is one of the quickest ways to add usable space. It still counts as building work, so we include the council submission in our quote.

Full house renovation

Many clients combine an extension with a full house renovation: new floor tiles, rewiring, plumbing, paint and cabinetry. Doing it in one project saves money on demolition and rework. Read our renovation permit guide to see what approvals your project may need.

What affects the cost

  • Floor area of the extension and whether it is single or double level
  • Foundation type and soil condition
  • Roof type and how it ties into the existing roof
  • Finishes: tiles, windows, doors and cabinetry
  • Council fees and professional fees for drawings

Frequently asked questions

Do I need approval to extend my house?

Yes. Extensions change the building structure and footprint, so they need approval from your local council (for example DBKL, MBPJ or MBSA) before work starts. Strata or gated communities may also need management approval.

How long does a kitchen extension take?

Approval time depends on the council. Construction for a typical rear kitchen extension takes around 6 to 10 weeks once approval is in hand.

Can I stay in my house during the extension?

Usually yes. We seal off the work area and plan noisy work for weekday working hours. You may need a temporary kitchen setup for a few weeks.
